Responsible 51 year old male with stable rental history - 791 credit (Fountain Valley)

Thank you for reviewing my ad. I am interested in renting a private room for myself only, in or near Fountain Valley. I currently live in Costa Mesa but the homeowner wants to use my room as his home office for tax benefits.
I am looking to keep my rent including utilities below $1,000.00/month if possible.
I am a 51 year old male. If it helps to know, I have had female roommates before and it worked out fine (references are available upon request).
I am interested to move in/pay rent as soon as possible. I prefer not to move again for the foreseeable future assuming it works for all of us. I would prefer a long term lease over month-to-month but that is certainly not a dealbreaker.
I am highly responsible. My rental history and timely rent payment history is great. No evictions or criminal record. References are available upon request from past landlords and/or roommates. My credit score is 791.
I'm currently working as a barista. In addition to my wages, I have more than sufficient savings to demonstrate ability to pay rent. Bank statements are available upon request.
I have no pets but I would welcome yours, if any. I don't smoke anything. I don't drink or take illicit drugs. I have no children. Peace and quiet and mutual respect/courtesy is important to me especially in a living space. I'm not much of a cook, so kitchen use would be fairly minimal.
An unfurnished room may work best, as I would prefer to use my own bed if possible. I'd consider a furnished room (and getting rid of my bed) if everything else seems like a good match.
Laundry in the space would be highly preferred, as well as the option to have occasional visitors.
I would be open to sharing a bathroom if necessary.
A safe neighborhood with convenient parking is important to me.
