$1,385 / 3br - Roommate Wanted (Newport Beach)

Our third roommate is moving out - meaning that the third bedroom in our beautiful downstairs apartment is up for grabs! Available November 1st, but also available earlier if needed. The house has two other female roommates - we're looking for another girl, preferably!
RENT: Rent is $1385/month plus utilities (which are usually around $75ish a month). We'd really prefer someone long-term, but that can be negotiated as well. Lease is month to month.

This place is an absolute gem on the peninsula - we're looking for the right person to fill it ASAP! Sorry in advance - this post is very long, but we'd like to give as much details as possible so it's easier on everyone. :)
THE ROOM: The room is the master bedroom with an attached bathroom and shared with one other female (kinda like a Brady Bunch-style bathroom). The room has lots of closet space and a huge window with great lighting.
THE HOUSE: The apartment is a downstairs unit located on the Balboa Point part of the peninsula (near the Wedge, Balboa Fun Zone, Balboa Pier, etc.) The location is super prime - the neighborhood is very quiet and really nice. Walking distance to bars/restaurants, and the beach is only a block away! The location is awesome because you have access to all the fun of the peninsula, but its tucked into a quiet neighborhood so you're able to get away from the chaos if wanted. The house is 3 bedrooms, 2 bathrooms, with hardwood floors in the living room area and hallways, and tiled floors in bathrooms and kitchen. The kitchen is a really good size with a dishwasher, and contains a breakfast nook with a large kitchen table. The living room is very spacious as well. Tons of storage throughout! There's a huge patio out front with a table, perfect for barbecuing and entertaining (which we love doing).
GARAGE/PARKING: Parking is really easy on the street (with the exception of some summer weekends and holidays, which can get a little tricky). 99% of the time we can find open parking right in front of the house. There is also a one car garage with a one-car carport, but we only use the garage for storage since parking isn't a big deal. There is a washer/dryer on site behind the house, and its FREE! Yay! No quarters!
YOUR ROOMMATES: We are two females in our mid thirties. We are fun, social, responsible adults. We clean up after ourselves and our guests, respect each other's space, empty the dishwasher even though we may have done it the last time, etc. We love to hang out with each other every once in a while. We occasionally have boyfriends/guests over, and don't care if you do as well! As long as it's not like having a fourth roommate, ya know! We enjoy working out, going to happy hour during the week, going out with friends on the weekends, cooking, going to concerts, etc. Pretty normal. We both have full time jobs Mon-Fri 9-5pm, and are looking for someone with a similar lifestyle. Honestly, we're both out and about so much that you'll probably have the place to yourself pretty often!
YOU: You are preferably a female around our age, responsible (pay rent on time each and every month), have a steady job/income, and have a similar interests. You are tidy and respectable! You want to be friends with your roommates - you don't want to live with a bunch of strangers! Also, no smoking please!
We've done the Craigslist thing before, and know it can be a weird place - we're normal we swear!
