I have a great opportunity for a standard bedroom (2 closets) with a private attached full bath available at an apartment complex in Laguna Hills. The location is perfect for anyone commuting in South County, it's right by the 5 and 73 freeways, so you can get just about anywhere in 15 minutes, and you'll have full access to all the complex amenities (pool, hot tub, gym, etc.) The apartment itself is fully renovated, has never been lived in, and features a great patio facing the woods and creek trails. The room is unfurnished except for a full size bed frame and mattress, (can be removed if not needed) with plenty of storage, and the place includes an in-unit washer and dryer as well as a parking space. you will get a parking pass and have any open space available. Parking is enforced here and although there are alot of cars at times, I’ve never had a problem finding a space in 7 years. I do have a dog, but she is kept completely separate, so you won’t really see her around the common areas. That said, I love animals, so dogs and all pets are highly encouraged and welcome here! Just keep in mind that the leasing office charges a $500 pet deposit and $50 a month for pet rent, unless you have an ESA letter to waive those fees.
Finding the right fit has been oddly challenging, so I'm actually willing to take a financial hit to ensure I find a compatible long-term roommate. The total cost for the unit is $3,117, plus all utilities (sewer/water/trash/pest control, electric, gas, high speed internet) average about $400. Even though the layout is almost equal and half would be around $1,750, I’d be paying $2200 myself and only charging a flat $1,300 a month with ALL utilities (internet too) completely included for the duration of the 10 month lease. And hoping to continue a similar arrangement after this lease term for a good roommate. To keep things simple and secure, I’m just looking for first full month's rent plus move in fees (they charge a $50 application fee and a $200 lease-change fee) in lieu of a any security deposits.
As for the vibe, I work two jobs with normal m-f 9-5 hours, and I’m rarely around during the day. When I am home, I really value a clean, safe, and trusting environment—honestly, kind of like a library vibe where we can both just comfortably coexist, relax, and unwind. I’ve had a few bad roommate experiences in the past, so I’m really looking for a responsible, independent professional who isn’t “self-employed” (not renting an office) and works full-time. I prefer a polite, low-interaction dynamic where we don't necessarily have full-on conversations in passing, but can always count on a simple, respectful "good morning" even if you’re having a bad day, and a smile rather than any passive-aggressiveness. I want everyone to feel at home and not like they are living in someone else’s space, etc.
