Seeking a new sober roommate to rent a private 10’x11’ bedroom and shared bathroom in 1285 sq ft, 3bedroom/2bathroom fully furnished condo. Bedroom is furnished (no TV), has own closet, ceiling fan and AC and is currently available to rent. Rent is $900/month and requires an $800 deposit and will split electric with two other roommates. Uncovered permit parking (must provide required documentation for parking permit application) and access to shared common areas in condo and within the community, including a pool and spa next to the unit.
Room:
Private room furnished with a bed, dressers, AC, ceiling fan, end tables and chair. Room shares a bathroom with one other person. Renter will have access to wireless internet. Renter will share access to common areas in the condo with other roommates and can use the community pool and spa. Condo includes a balcony with gas BBQ, overlooking the pool and spa, and 42" flatscreen, entertainment center, in-house washer/dryer, wireless internet, kitchen w/ dishwasher, appliances, etc.
Parking:
Renter will have permit parking within the community. Spaces are available below the unit and throughout the community. Tenant must provide up to date driver’s license, registration in their name. Guest parking is available for overnight stays but are limited to 20 nights over a 90 day period and must be shared amongst all roommates.
Terms:
Rent is $900 per month, plus a refundable $800 security deposit; includes water, gas, trash service, wireless internet and shared amenities in condo and in the Newport Landing community. Rental is offered on a 1-year lease. Requires a security deposit due upon move-in date. Must provide at least 30 days notice prior to end of lease to either renew or end rental agreement. If ending, tenant must be willing to work with and be able to show the room in final month of tenancy in order to find a new renter. There are currently two older sober males living there and would need someone who is looking for a sober living environment and can get along with other roommates and maintain a clean and healthy living environment.
Location:
The unit is located in the Newport Landing in Costa Mesa, which lies adjacent to Vanguard University and is right by the OC Fairgrounds off of Fair & Vanguard. It is a nice neighborhood, has easy access to the 55/73/405 freeways and is close to OCC, UCI, South Coast Plaza, Triangle Square, shopping, parks and recreational facilities, golf, gyms, the Back Bay and the beach.
Living Situation:
The current roommates are both older gentlemen, one in his 40s and the other in his late 60s, and the condo is a drug and alcohol free living environment. The two roommates have a good relationship and get along well with each other. Respect for roommates, and their privacy, as well as maintaining a level of cleanliness and courtesy are important. Everyone is very chill and gets along very well with each other and we are looking to add another roommate, who can maintain a happy home, into the mix. Potential tenant must possess a general understanding of basic concepts in common sense, responsibly and consideration, just like the current roommates. Roommate must be able to get along with others and adhere to the community’s CC&Rs and rules and regulations. Keeping a substance free living environment is also a requirement and may be grounds for rental termination.
