Property #1 Acquired $70k @ auction (Auction.com) invested $130k - listed at $299k - Possible to cash flow $2-3k/mo
Property #2 Acquired $96k (after $40k reduction due to studying certain properties over 6+ months) invested (so far) approx. $40k and possibly another $20k to reach ARV of $180k - Multi-tenant $750/mo back unit $1,500/mo
Our formula is monthly rental 1% of every $100k in property ie. $200,000 in property should cash flow $24,000/year etc
I have private lender(s) and past investor who we were working with but he has been going through divorce for 9+ months severely delaying project timelines and drunk by 2pm daily so we have to figure out a new partnership with somebody coherent & want to knock out projects in 2-3 months not 10-13 months like the first 2 projects mentioned.
