Olympia Capital Corporation is seeking a Residential/Commercial Leasing Agent for our fast-growing Garden Grove based property management company. This position could be ideally suited for a licensed residential or commercial real estate agent interested in receiving a stable, steady paycheck for handling our leasing related activities, while continuing to earn commissions from sale transactions by holding your salespersons license under our broker license. We currently manage approximately 350 rental units throughout Orange County, Los Angeles, Long Beach, and Riverside including apartment buildings, rental homes, townhomes, condominiums, commercial, medical office, and retail properties. This position involves leasing vacant rental units, running market rent comps, implementing lease renewals and rent increases, overseeing evictions including occasional court appearances, pursuing collections, interacting with housing departments, dealing with HOA management companies, conducting move in and move out inspections, properly handling security deposit itemizations, transferring utilities, fielding and tracking rental inquiries, gathering rental applications and supporting documentation, processing applications and qualifying prospective tenants, hosting open houses and property showings, performing semi-annual unit inspections, lease signings and collection of certified funds for move ins, terminating tenancies as necessary, adhering to affordable housing compliance and filings, and overseeing marketing efforts, among other various tasks. The ideal candidate should be friendly, personable and familiar with the basics of leasing, unit turn arounds, property inspections, and have knowledge about section 8 housing, city inspections, and affordable housing regulatory compliance issues. Must have a valid driver's license, reliable transportation, and cell phone. Property management and leasing background preferred. Familiarity with AppFolio software is ideal.
