I am seeking a reliable, hardworking bilingual (eng/span) independent contractor local property operations coordinator to oversee 7 small apartment buildings in Anaheim, Buena Park, Orange, Whittier and Pomona. Long Beach is a plus. This is a flexible, long-term side gig (approx. 6–12 hours per week) for someone who is responsive, enjoys property management and solving maintenance problems.
Key Responsibilities:
Act as the local “on call” contact for occasional emergency property issues (leaks, etc.).
Conduct apartment showings (approx. 2x per week); weekend availability (Saturday or Sunday) is required.
Physically serving notices to tenants.
Take photos/videos for move-in/out inspections and verify the condition of the unit.
Meeting plumbers/handymen, verifying the quality of work via video and ensuring no one leaves a mess.
Perform periodic site walks and take photos of property conditions.
Requirements:
Live within 15–20 minutes of the Northern OC.
You are “On call” for occasional property emergencies. If a pipe bursts, you are the first to respond.
Weekend availability required for apartment showings. ($250 bonus for each unit rented).
Have reliable transportation to drive to all the properties.
Bilingual (Eng/Span)
Technical common sense. Must know how home systems work (water shut-offs, breakers, etc).
Responsive via phone/Whatsapp.
Have smartphone for detailed video reporting.
Calm under pressure and professional when speaking with tenants.
