Disabled Elderly Female seeks new place to live (Central Orange County)

HI!
I am a 63-year-old, single, disabled Female who only has monthly SSA for income.
I am seeking a single-level (no steps or stairs) place (House, apartment, ADU) with 1 to 2 bedrooms and 1 to 2 bathrooms in a 1-story building with 1 or 2 parking spaces (Preferably a carport or garage) nearby.
Amenity Prefs: gas stove, but I am okay w/ electric, central a/c & heat, ceiling fans, walk-in shower/tub, need to be able to install a ramp outside front door that will allow me to use my walker & rollator, dining area, lots of kitchen cupboards & counter space, window coverings, D/W, industrial strength garbage disposal, 40 to 50 gallon hot water tank, large closets. I have my own refrigerator.
I can only afford a max. of $800 to $1,000/month in rent. I currently live in Tustin, CA. If possible, I would like to stay in Tustin or in a nearby city.
My move date will be either the end of January or February 2026.
