[Landlord]

We plan to rent small residential spaces—apartments and condos, NOT commercial properties—to house our business operations, including ALL 3 ‘i’ divisions. Through negotiation, we will secure three-year leases by presenting an irresistible value proposition to property owners. Here’s how we intend to do it:

The eLife Approach:

1. Maximizing Property Use (eLife Model):
We create 4 revenue streams from a single property:

1. Subletting Rooms: By offering discounted rooms with minimal amenities (no cooking, laundry, etc.), we generate rental income. These tenants could also become employees of eLife, learning our systems firsthand.
2. iFix – Electronics Repair: the space doubles as a home business where we repair electronics, primarily focusing on affordable and in-demand services like iPhone repairs.
• iBuild – Smart Home Showcase: We transform “dumb houses” into smart homes, utilizing the space as a living showroom. Potential clients can experience smart systems in action.
• iTeach – Training & Demonstration: We use these showrooms to train our employees and clients on how to maximize their smart home and car systems. Employees are incentivized to master the technology through commission-based sales, while clients benefit from hands-on tutorials.

2. The Landlord’s Incentives:
Why would property owners agree to this?

• Guaranteed Rent: With four revenue streams supporting each lease, rent is paid reliably.

Our strategy hinges on a simple truth: iFix is the gateway. It’s light-years easier to bring customers through the door for an affordable iPhone repair than to convince them to explore a $50,000 smart home system. But once they’re there, the possibilities open up.

As they pick up their fixed smartphone, ofcourse they have 10 minutes for us to show them how it can control their home’s—lights, cameras, security, and even entertainment seamlessly. The possibilities are near limitless. This will spark curiosity and ultimately lead to an exponential growth of warm sales lead in the pipeline.

Step 1 – iFix
We begin by using residential spaces as our electronics repair hubs.

Step 2 – iBuild
We then transform these spaces into showrooms that demonstrate the possibilities of smart homes and cars.

Lastly, these locations will serve as training centers where employees and clients alike can fully explore and understand the systems, adding value through education.
