Duties include, but are not limited to, preparing auction paperwork, monthly facility and marketing reports, setting sales and rental goals for the facility, assisting auditor with audit exceptions, training new employees, providing direction on daily work duties to other facility employees, and all duties assigned to Storage Consultants. Essential Job Duties & Responsibilities: 1. Review all auction paperwork for accuracy and compliance with state law prior to advertising for auction and prior to auction. Make corrections/pull units from auction as necessary. 2. Prepare monthly Property Management report and turn into Regional Manager by the fifth of the month. 3. Review bank deposits for accuracy. 4. Track contract and banking errors at the facility. Report errors to Regional Manager. Make recommendations on training to correct problems, if applicable. 5. Work with company auditor to correct contracting and banking errors discovered during monthly audits. Make recommendations on training to correct problems, if applicable. 6. Set sales/rental goals for the facility on a quarterly and annual basis. Track and report results to Regional Manager. Make recommendations to improve results. 7. Serve as a resource to other Facility Managers and Storage Consultants. Answer questions and provide training on operational issues as needed. 8. Compile monthly marketing surveys. Circulate to Marketing Manager and Regional Manager. Make recommendations to improve marketing efforts. 9. Do quarterly comps and provide rental rate recommendations to Regional Manager. 10. Attend at least one Chamber of Commerce function per quarter. 11. Create a facility marketing plan with assistance of Regional Manager and Marketing Manager. 12. Provide feedback to regional Manager on employee’s performance. 13. Follow safety rules and regulations. Participate in all safety meetings and training sessions. 14. Do quarterly safety inspection for the facility and turn it in to the Safety Coordinator. 15. Make outside marketing calls as directed by the Marketing Manager or Regional Manager. 16. Train new employees as assigned. 17. Review all checklists for completion – daily, weekly, monthly, as required. 18. Perform other duties typically assigned to a Storage Consultant.
